12 Tips for Choosing Paint Colors

Transform your home from drab to fab by choosing the right color for your home's interior or exterior.

FAST FACTS:

  1. Light colors highlight or bring forward and dark colors recede.
  2. Make paint and trim colors in the same hue or color group. Stark contrasts are not pleasing to the eye.
  3. Separate rooms? Consistent color will marry the spaces. Open floor plan? Changing color or tone, will define the spaces.
  4. High ceilings or architectural details? Use 2 shades on the same swatch to highlight the details.
  5. Does your home bring the outside in through large windows or window walls? Choose an outdoor color of the same shade, to further the look.
  6. Exterior paint? Choose within the same palette as other homes on the block. Visually standing out may not be appealing.
  7. Use eggshell primer over existing paint, for color to match swatch. Use test swatches first! Wait for it to dry before evaluating. Check at different times of day and night. Wet paint is lighter and darkens as it dries.
  8. Use deep or dark colors on a feature wall or in a room with a certain purpose, Ex. dining room, library.
  9. Sheen? On high travelled areas use satin or semi gloss. High gloss or enamel for trim in areas with water (kitchen, bath). Flat paint where the walls aren't touched (leaves fingerprints).
  10. Choose low VOC (volatile organic compound) paint to minimize paint fumes. Got fumes? Well ventilate with fans. 
  11. To shorten project time, choose a one-coat paint. Costs a little more but worth it if you are DIY-ing.
  12. Paint finishes? Faux finishing techniques add personality to a room. Use museum wax when paint is fully dried for a deep sheen. Create a pattern or border with stenciling. Trompe l'oeil is the art of painting scenes on the wall. Paint old floors in a single color or pattern.

Be as creative as you can without overdoing it, luckily it's paint and can be covered. Consider hiring a professional.

Determine which upgrades, additions or remodels may bring you the biggest return on your investment and which projects you may do “just because”.

The report states that in San Francisco, the highest return on investment recoups $179.5% for an upscale garage door replacement, 139% for a midrange wooden deck addition and 133.5% for a steel entry door replacement.

Surprisingly, in San Francisco, the lowest returns are reported at 70.9% for a midrange backyard patio and 81.7% for an upscale master suite addition.

The benefits of Home Staging have long been debated. Everyone loves their own design aesthetic and sometimes they are right, and their home looks like a “staged” home, but that’s pretty rare. So we turn to staging professionals who understand architecture, design, colors, furniture and accessories and know the trends. They just have great taste. Important!

The National Association of Realtors weighs in with an annual survey to determine just what kind of staging works and where. From the Buyers POV, master bedroom staging is important to 51% of those queried, followed by kitchen, yard/outdoor space, dining room, bathroom, children’s bedroom and guest bedroom, in that order.

About 1/3 of buyer’s agents said that staging a home increased the dollar value offered between 1% and 5% compared to other similar homes on the market that are not staged. For a $1,000,000 home that representing a $100% to %500% return on investment in your staging cost, and in our market…possibly more.

De-cluttering, cleaning, carpet cleaning and no pets are the most important home improvement items that buyers want to see, ahead of repairs, depersonalization, landscaping and even painting.

We spend dollars and effort making sure the interior of our homes are filled with beautiful design ideas and we carefully landscape our exterior. The trend is to blend living spaces connecting the indoor with the outdoor. Make a large slider from your kitchen to a backyard patio, use a pergola to extend the outdoor space adding stylish furniture and accessories.

You can vary the cost of fusing the indoor with the outdoor by installing a simple swing bench on a patio, spending more for an outdoor kitchen and even more to add deck extensions, an out building or an outdoor roof.

Your Realtor may note the potential in your space to make a 1500SF home live more like a 2000SF home, turning a patio or large backyard into a mini oasis. Think about your area's weather pattern and how much time you or your buyer may actually spend in the yard and make sure your return on investment (ROI) is commensurate with your plan.

Weather Is A Factor

If your yard or deck is in a overly sunny location, consider that cushions and furniture may be bleached by the sun, so choosing furniture and accessories that perform well in sun, snow, hail or any kind of extreme weather is key. This can be a more expensive option than popular big box store patio set's but may be worthwhile if you are not investing in a roof or pergola cover for the space.

Country To City Choices

The design for your fusion space will be different depending if you have less square footage in an urban space or live in a rural area with lots of room to play and entertain.

In an Urban area, playing up a balcony as a focal point is important to hopefully frame a view. Use chic furniture, hanging lights, a mini bonfire pit (if allowed) and carefully placed potted plants or hanging boxes to warm up concrete and steel.

When you are in a suburban or rural area you can take advantage of extra outdoor space by installing a pergola or pagoda as an entertainment focal spot or even a hardwood deck with a bar and grilling area. Installing an oversized glass door that folds, or slides in the the wall is a dramatic way to connect a living room to a deck, pool or full outdoor kitchen.

Make It Worthwhile

Carefully evaluate you financial investment in creating an indoor-outdoor living plan to make sure you will receive an appropriate return on investment to justify the amount of usage.

If you are in a dry, sunny climate, a homeowner may consider bigger projects like an outdoor kitchen or building a new deck. If not outdoors as much, perhaps new outdoor furniture will be more appropriate. Careful planning will help the process go smoother.

Remodel or Not? 2017 Cost vs. Value Report

Remodeling magazine published the 2017 Cost vs. Value report which documents national and regional costs and return on investment (ROI) for popular home projects. 

The good news is that the reported improvements paid back 64.3 cents on the dollar for resale value. Finding the balance between updates and return isn't simple. Remodeling is as active as ever though the major factor contributing to return on investment is still about the location of your property.

The largest returns for remodel or improvement come from low-ticket improvements of under $2,000: attic insulation came in no. 1 at 107.7% and entry door replacement (steel) at 90.7%. Having said that, the exterior beats interior and replacements over remodels win this year. 

For instance, curb appeal improvements had larger returns that interior improvements. New windows (double-paned) at both levels and new siding were winners. Believe it or not, for the single family home, stone veneer showed a large return since it is authentic looking and a fraction of the cost of real stone.

Though you may feel more comfortable with one, the lowest return on a project was for a $12k+ backup power generator for only 54% ROI. The second national looser was a $51k+ backyard patio with 20X20 flagstone, sliding door, stone veneer surround outdoor kitchen, gas-powered fire pit, pergola and lighting...maybe it was the missing hot tub that brought the low return.

Kitchen remodels make the top 10 but a bath remodel, which could come near to the costs of a kitchen remodel, had a surprisingly low return. Since these rooms are so personal, one persons design aesthetic might not be what buyers are looking for. So many seniors are aging in place or living with extended family, that a growing category is the ADA bathrooms outfitted with walk-in shower, support bars, and wheelchair-accessible sink.

In San Francisco, 21 of the 29 projects provided a return of over 100%. Clientele in the Bay area are looking for homes with up-to-date fixtures, features and the latest remodels. Discuss with your Realtor which remodeling options should result in the kind of return on investment for the dollars you spend improving your property. It may be worth making a few well advised upgrades to attract the largest pool of buyers.

A takeaway - GREIGE: Painting your walls or home in gray-beige is a current popular choice that brings a healthy return for the effort.
