12 Tips for Choosing Paint Colors

Transform your home from drab to fab by choosing the right color for your home's interior or exterior.


  1. Light colors highlight or bring forward and dark colors recede.
  2. Make paint and trim colors in the same hue or color group. Stark contrasts are not pleasing to the eye.
  3. Separate rooms? Consistent color will marry the spaces. Open floor plan? Changing color or tone, will define the spaces.
  4. High ceilings or architectural details? Use 2 shades on the same swatch to highlight the details.
  5. Does your home bring the outside in through large windows or window walls? Choose an outdoor color of the same shade, to further the look.
  6. Exterior paint? Choose within the same palette as other homes on the block. Visually standing out may not be appealing.
  7. Use eggshell primer over existing paint, for color to match swatch. Use test swatches first! Wait for it to dry before evaluating. Check at different times of day and night. Wet paint is lighter and darkens as it dries.
  8. Use deep or dark colors on a feature wall or in a room with a certain purpose, Ex. dining room, library.
  9. Sheen? On high travelled areas use satin or semi gloss. High gloss or enamel for trim in areas with water (kitchen, bath). Flat paint where the walls aren't touched (leaves fingerprints).
  10. Choose low VOC (volatile organic compound) paint to minimize paint fumes. Got fumes? Well ventilate with fans. 
  11. To shorten project time, choose a one-coat paint. Costs a little more but worth it if you are DIY-ing.
  12. Paint finishes? Faux finishing techniques add personality to a room. Use museum wax when paint is fully dried for a deep sheen. Create a pattern or border with stenciling. Trompe l'oeil is the art of painting scenes on the wall. Paint old floors in a single color or pattern.

Be as creative as you can without overdoing it, luckily it's paint and can be covered. Consider hiring a professional.

Are you a first time home buyer thinking about a condo vs. a single family home purchase?

Consider the benefits of buying a condo. 

Typically, condo's hold value with less maintenance cost, as general common area maintenance and large repairs are covered by HOA dues. Look for an HOA with healthy reserves and ask about any upcoming projects which may require owners to pay a special assessment fee. Quick DIY Home Projects for the Weekend

There are plenty of small DIY projects you can handle in your own home with a few dollars, repurposing materials, a trip to your local home improvement store and a little sweat equity to save a few bucks and make an impact in your home. Here are a few of our favorites.

Front Entry Etagere

You may not have built-in shelving, or an entry table at the front door to welcome your guests. Try choosing a small-scale table with a shelf and draws to hold your purse, keys and scarves. Add baskets to the bottom. Re-paint the furniture to match your homes color scheme. Add a shelf with mirror and hooks for keys or an outstanding more decorative mirror to the wall. Decorate your table with fresh flowers or trays to act as a catchall.

Light Up your Kitchen

Change out your kitchen lighting for a decorating boost and ambiance upgrade. Head to your local big box store for affordable prices and a large selection. Good taste doesn't have to cost a lot. Choose lighting that matches the colors or metals in your home, turn off the power from the fuse box to the fixture, take down the old fixture, connect the new lighting and feel accomplished.

Paint or Wallpaper One Wall

You will be surprised how color, pattern and texture can add drama to your home. You don't have to paint or wallpaper an entire room to make an impact. Choose one wall as a feature wall instead. Think about adding self adhesive/self-positioning wall paper, which can be removed for a different design or to restore the wall to it's original condition. Self-adhesive, non-permanent wall paper is popular and comes in an array of patterns to make a big or small statement. If you choose to paint the wall, choose a color that co-ordinates or contrasts with the other walls. Remember to use eggshell primer so the color remains true to your chosen color swatch or primer the wall and then do your test patches to make sure the color is true.

Zillow Group and Launch Search Portal - The Scoop!

GEARED TOWARD MILLENNIALS! Searching for a property? Virtually or in real time. Seek accuracy.

Many homebuyers and sellers use online home search engines like Zillow, Trulia or Redfin to search for homes or make quickie searches to determine the value of their homes. There have been shake-ups in the home search engine marketplace namely when, In 2015 Zillow purchased Trulia and the domain, which currently redirects to 

Expect a May launch of, Zillow Groups newest product which is targeting millennial homebuyers since this demographic often shops for homes using technology and more likely to find their agent online, as the largest (42%) home buying segment of total buyers in the market. personnel released this hush-hush announcement through info sourced from MLS execs who were speaking on condition of anonymity when they attended Zillow Group's MLS forum last week.  

Here's The Scoop!

  • TOTAL COST OF OWNERSHIP: their new analytics tool, is taking a cue from TLCengine, a 3 year old real estate start-up offering a predictive analytics-powered affordability calculator that provides a home's "True Lifestyle Cost" and allows consumers to search based on that TLC.
  • PHOTO ACCESS - Access photos without leaving search results and receive the same listings database feed as Zillow and Trulia.

Jeremy Wacksman, Chief Marketing Officer at Zillow Group, in a statement last month said, “We know from our own research they are driving the housing market as half of homebuyers in the U.S. are under 36 years old. This represents a huge opportunity for agents to connect with this growing audience of buyers.” Zillow and Trulia make their money through sales to real estate agents through their Premier Agent program.



They are an MLS based search engine platform used by 83,000 agents and brokers namely: NorthstarMLS, MyFlorida Regional MLS, the Lafayette Regional Association of Realtors and MLSOK, with 2 new clients coming on board pending an announcement next month. 

TLCengine owner, Krishna Malyala was, “Shocked, flabbergasted, honored" to learn of Zillow Group's plans from the same executives who attended the forum. "We as a small company forced a [multi]billion-dollar company to change their product to match what we’re doing,” he added.

TLCengine’s patent-pending technology factors more than 100 variables into its True Lifestyle Cost, including mortgage payments, property taxes, child care, commute costs, home and auto insurance, and utilities. He believes Zillow Group may incorporate some of these variables, such as utilities, but probably would not incorporate commute costs or the ability to search for listings by commute. “We break it down into five different lifestyles: singles, couples, couples with young kids, couples with older kids, empty-nesters,” he said.

Malyala sees TLC as a “decision engine” that will help consumers make better financial decisions when they’re ready to take the plunge. 

It will be interesting to see the new platform with it's increased analytics that are so similar to TLCengine's product. We want to stay informed about internet home search engines like Zillow, Trulia and Redfin while they compete with up-to-the-moment MLS search engines for the Millennial's marketshare.

Prepare your Condo for Sale...How To!

It's important to show your homes potential.

You own a condo and it's time to move on and you're getting ready to sell. Here's how to show your unit it its' best light to potential buyers without breaking the bank.

De-Clutter | De-Personalize


Less is more. You know you're going to sell and move, so why not get started packing now? Grab a few boxes from Home Depot or check for freebies. Pack-away your family photos, gadgets, nicknacks, DVD's, overflowing book shelves, cluttered cabinets and closets. Think about the units you visited when buying and how a condo that showed as minimal and clean, and was probably staged, appeared so attractive to you. Clearing space on shelves, counter tops, night stands, coffee tables, even in your linen, bathroom and clothing closets will make your unit appear roomy and airy, allowing a buyer to imagine themselves "moving in".


You may not be regularly cleaning baseboards, window ledges, blinds and fingerprints off door jambs and cabinets...well, now is the time! A little Windex, 409 or green cleaner will do the trick. For hard to clean or stained tile/bathroom/sinks/tubs/kitchen/flooring try TSP industrial cleaner (using gloves, with proper ventilation). Use air freshener and fabric freshener and open windows to air your unit, especially before showings. Pets? Make sure to keep their food and elimination areas super fresh.


Head over to Restoration Hardware, Home Depot or Lowe's Home Center to pick-up new knobs and drawer pulls for your kitchen and bath cabinets. Consider replacing faucets. It's amazing what an amazing room pick-me-up new hardware can be. Even an old dresser can benefit from this upgrade. Check your door knobs and switch plates too. Make a consistent statement by staying in a matching metal group like cast iron, brushed metal, bronze, gold, silver or crystal and carry it through your hardware choices.


It's easy to change old, outdated light fixtures. Think IKEA or any home improvement store. They have unique modern or traditional lighting at affordable prices that will define your space. Check all lightbulbs and replace or dust vanity bulbs. Lighting is important in the appearance of your home and will set the mood for your perspective buyers. It is a fast and effective way to refresh a room and make an impressive design statement.


Give your walls a fresh coat of paint. Check with your Realtor to learn about the current sought after color trends and use neutral colors to make your home appear larger than it is. Consider painting window and door trims and baseboards in a contrasting color like Decorator White. If your ceilings are in great shape, you can sometimes skip re-painting them. Do a test wall to make sure they don't look drab next to freshly painted walls. If you need to, paint the ceilings first, and don't forget the drop cloths...paint splatters are a pain to remove.


This is an optional upgrade which can bring you a great return on your investment. Replace old flooring finishes with new trendy bamboo, reclaimed wood, wide plank floors and if your budget is tight, consider laminate. Think about flooring for a smaller are as well, like an entryway, the bathroom or just the kitchen to save pennies.

Kitchen Upgrades

It may not be in your budget to embark on a kitchen upgrade if you haven't made one during your condo ownership. Replace old appliances with newer up-to-date finishes, right now it's matte. Add a tile backsplash between counters and cabinets. Change your counter surface to one within a comfortable price range.

It's important to confer with a real estate agent to determine the current value of your condo before preparations and possible upgrades; so that you are able to determine what will be cost affective and bring you the biggest return on your investment of time and money. Ask about the latest finishes and trends before making your design choices.

Some of these condo preparations may be beyond your DIY capabilities. Ask your agent for referrals to handymen, cleaning services and other vendors who will help you. Consider staging or partial staging for your condo for optimum design affect. Staged homes show well and command higher pricing for a sale.
